Commercial real estate is a specialized field; few real estate salespeople enter this category because they find it complex or difficult. For those of us who have worked hard to develop their skills and establish relationships, commercial work can be both challenging and rewarding.

I have experience with development land, commercial leases and commercial/industrial buildings. Over the years I have represented the specialized commercial needs of many land developers, home builders, financial institutions and a publically traded corporation.

I am a member of the Toronto Real Estate Board’s Commercial Division. I have an honours B.A. in Economics and a M.B.A from the Richard Ivey School of Business at the University of Western Ontario. The skills that I learned at business school are utilized in my research, analysis, communication, marketing and negotiations. My clients are assured of qualified services by a professional who is highly qualified. To fully understand the commercial marketplace, I utilize two subscription reporting services that track all transactions over $500,000. Access to this data is a critical resource of my business and a competitive advantage because few salespeople harness these expensive services.    

My experience is solid; I have completed transactions in value up to $6.5 million and have worked on transactions in excess of $20 million. For land transactions, I have an understanding of the planning act and can quickly evaluate a property’s development potential, a development timeline and an approximate market value. Infill sites are becoming increasingly important and I have enough experience to ascertain the viability of a site. I can construct a pro forma for a property to understand its value. My residential work is beneficial in this because it allows me to understand the product mix that may be suitable for a site. 

For buildings, I take a methodical approach. For seller’s it is critical that I fully understanding the characteristics of a building in order to market the building to the best suited audience. Locating a suitable building for a buyer is often a long process because it requires research, local market knowledge and patience. Whether you are a buyer or a seller, it is important to have knowledgeable representation and access to comprehensive sales data.  Often there are two approaches used to establish value. Using an income approach, I typically build a spreadsheet or a pro forma to analyze the income. Using the direct sales comparison approach, I analyze sales data from my subscription services, to present my client with the most relevant data. Both approaches allow my clients to make informed decisions.
